Additional house rules

Thank you for choosing our home The Overlook at Eisenglass Mt as your home base while you’re visiting the Adirondack’s High Peaks region in Keene, NY. Our goal is to help our guests create amazing memories! That starts with the happiness and safety of our guests and neighbors. Please read our house rules and confirm that you have reviewed them WITHIN 48 HOURS OF YOUR BOOKING. If there is any reason the House Rules cannot be followed, you will have the option of cancelling the booking penalty free as we have a Firm Cancellation policy. Thank you in advance and we truly appreciate your cooperation! HOUSE RULES: 1.) RESPECT OUR NEIGHORS – While we are situated on almost 16 acres, we are still located in a residential area. We want to respect our neighbors' privacy, their property, and the neighborhood quiet times while providing a tremendous experience for you and your guests. 2.) THIS IS A FAMILY ORIENTED & CHILD FRIENDLY HOME - however children and infants must always be under active supervision by a parent or guardian. All responsibility and duty of care for all children must be provided by you, including their personal equipment and needs. 3.) QUIET HOURS BETWEEN 10:00 pm and 8:00 am - All guests are expected to comply. 4.) STRICTLY NO SMOKING OF ANY KIND IN THE HOUSE - This includes, but is not limited to cigarettes, cigars, pipes, vaping devices, e-cigarettes and drugs. Smoking is a serious breach of contract and will result in additional charges and possible eviction. There will be a minimum $500 charge per occurrence to the Guest if evidence of smoking is discovered. The process of eliminating smoke odor (ozonation, cleaning of furniture, drapes, bedding etc..) can become very costly. If you smoke, you will be charged. 5.) NO ILLEGAL SUBSTANCES ARE PERMITTED ON THE PROPERTY – If guests are suspected of carrying or using illegal substances, authorities will be contacted and guests will be evicted from the property without refund. Underage drinking is also strictly prohibited and may result in eviction without a refund. 6.) NO PARTIES OR EVENTS ALLOWED - Absolutely no house parties, overcrowding events, or kegs! 7.) NO UNREGISTERED GUESTS ALLOWED – No extra adults or children as overnight visitors. 8.) ONE PET IS ALLOWED for an additional $55 fee. – Pets must be trained and well behaved. They are not allowed on any furniture. Pets must not be left unattended or free to roam when you are out exploring. 9.) PLEASE WASH YOUR DISHES. For your convenience, a dishwasher is available for your use in our kitchen. Please run the dishwasher prior to check out. If dishes are unwashed, an extra cleaning fee will be applied. 10.) PLEASE DO NOT REARRANGE THE FURNITURE. If furniture needs to be put back in place after check out, an additional $55 fee per room will be applied. 11.) GUESTS WILL BE FINANCIALLY RESPONSIBLE FOR ANY DAMAGE TO THE PROPERTY OR ANY MISSING ITEMS. The person(s) making the reservation assumes full responsibility for any items damaged due to misuse or negligence and for any items found to be missing. Guests are responsible for notifying us immediately upon check-in if our home is found in less than good condition or any damage (other than normal wear and tear) is noticed. If any damages occur during your stay, please notify us immediately. 12.) TRASH/RECYCLABLES - The trash & recycling bins are located in the Kitchen island. Please place all paper, glass, and cardboard in the 2nd bin. Please take all trash and recycling out to the black trash bin in the barn before you leave. 13.) OFF LIMIT AREA. The basement is set aside as the owner area and is off-limits to guests.
